NOTICE OF SALE OF COUNTY OWNED LAND
TERMS AND CONDITIONS
Sealed Bids submitted by eligible bidders must be received at the office of the Pennington County Auditor/Treasurer, 101 Main Ave. N, Thief River Falls, MN 56701, on or before 4:00 p.m. on December 29th, 2025 for the purchase of the County owned fee tract listed below. Bids should include the name, address, phone number, and signature of the prospective bidder, along with the respective bid value.
Said bids will be opened Tuesday, December 30th, 2025 at 9:00 a.m in the Pennington County Board Room located at 141 Main Ave N, Thief River Falls, MN 56701. Bids will be considered at the December 30th, 2025, 10:00 a.m. meeting of the Pennington County Board of Commissioners, Justice Center Board Room, 141 Main Avenue South, Thief River Falls, MN 56701.
Description:
That part of the Northeast Quarter of the Northeast Quarter (NE1/4NE1/4) of Section Eleven (11), Township One Hundred Fifty-three North (153N) Range Forty-two West (R42W) described as follows:
Beginning at the North East Corner of Section 11, T153N, R42W, thence Southerly along the Section line between Section 11 and 12 T153N, R42W, a distance of 420.0 feet to a point, thence at right angle to the West a distance of 380.0 feet to a point, thence at right angle to the North a distance of 420.0 feet to a point located on the Section line between Section 2 and 11 T153N, R42W, thence at right angle to the East along the Section line a distance of 380.0 feet to the point of beginning and there termination. Containing an area of 3.66 Acres.
TERMS AND CONDITIONS:
The full purchase price is due at the time of sale by cash or check. All sales are final, and no refunds or exchanges are permitted. In addition to the purchase price, the following fees will be collected at the time of sale:
State deed tax: 0.33% of the purchase price
Deed filing fee: $46.00
Well certificate (if applicable): $50.00
All property is sold “as is”. A Certificate of Survey has been completed for said land to be sold. Pennington County makes no warranty to the physical condition of the property.
A Quit Claim Deed will be prepared by Pennington County. Pennington County, as Grantor, retains all minerals and mineral rights.
