Pennington County Valuation Notices
The 2023 Assessment is based on sales from October 1st, 2021, to September 30th, 2022, then are adjusted for inflation (or deflation) to January 2nd, 2023, in accordance with MN Department of Revenue requirements.
It is essential that we are proactive and adjust our values at the local level, otherwise the Minnesota Department of Revenue will step in and adjust our values.
Most residential values will see a value increase, but not all.
Agricultural values will see an increase, as sales throughout the region have strengthened throughout the year.
The sales ratio for commercial properties was only 60%. To get to the ratio of 90%, values would need to be increased by 50%. The amount of increase on commercial properties will vary widely, since there are so many different types of commercial.
After you receive your valuation notice, we advise you to review the sales lists on the Pennington County website. Under the “Departments” tab, click on “Assessor’s Office”, then “Information and Resources”, then “Recent Sales”.
If you have any questions or concerns after reviewing your valuation notice, it is important that you contact the Assessor’s Office (218-683-7029) as soon as possible. The Local Board of Appeal and Equalization and the Local Open Book Meetings begin April 18th, 2023 and go through May 9th, 2023.
The Pennington County Board of Appeal and Equalization will be held June 12th, 2023. For the jurisdictions that have Local Board of Appeal and Equalization, you must appeal to the local board first before appealing to the County Board. Appointments to the County Board of Appeal and Equalization are required. Information on appealing your property value is on the back of your valuation notice.
If the sales from October 1, 2022 to September 30, 2023 sales decrease, values will be adjusted accordingly for 2024.
